Explaining the ZAC Homes Process.
When it comes to building a new home, we want your building journey to be as enjoyable as possible. From initial design to receiving the keys to your dream home, our team is proud to support you every step of the way.
01. PICK YOUR ZAC DREAM
Visit one of our ZAC Display Villages and view our designs, finishes and workmanship to see how a ZAC Home could be your new dream home. Choose from single, double, duplex, triplex, granny flat designs or even design something from scratch.
02. STYLE YOUR ZAC HOME
Arrange an appointment with one of our experienced design consultants to speak further and tailor make a package & design that best suits your lifestyle needs and budget. ZAC are always updated with new council/CDC rules ensuring your chosen home will fit and comply. Some documents to bring along that would help us give a more accurate quote and design are:
a. Linen Plan
b. DP details
c. BAL report (Bushfire Attack Level) (if applicable)
d. Certificate 149
e. 88b instrument (if applicable)
f. Copy of rates notice
03. THE ZAC TENDER PAYMENTS
Once your design and inclusions are confirmed we can proceed to preparing your ZAC Tender document. Initial payments are as follows:
g. $1500.00 Single/Double storey designs & DA Approved plans
h. $2000.00 Duplex & Granny flat designs
i. $4000.00 Triplex designs
** Designs changed more than 30% will incur an additional fee of $1000.00. ** The Tender deposit as per above will be deducted from the 5% deposit.
Once payment is received ZAC Homes will order and start the following to include in your Tender.
j. Contour Survey by a registered surveyor
k. Certificate 149 ($180.00 extra on average, depending council)
l. Site inspection
m. Bore Hole report by a registered engineer to test the soil conditions
n. Site assessment
o. Sewer Diagram
p. Water Diagram
While we are ordering these we can price up any plan alterations you may be after. **DA approved drawings will not receive a contour survey
04. ZAC PLANS
Once the survey has been completed & Variations are finalised we can start your first set of Concept Drawings. These drawings are based off your discussion with your design consultant and will provide you with:
a. A Site Plan
b. Ground floor and first floor plans (if applicable)
Drawings are then presented to you for review by your design consultant. Once the drawings are signed off we can move to preparing and finalising the tender document.
05. THE ZAC TENDER
The Tender document will detail all your site costs, design variations, packages, bore hole report and anything else that has been requested to have included. This document will need to be signed off after being explained by your design consultant for the next step to be done. Our compliance department will also give a compliance confirmation for your peace of mind. Upon acceptance of this Tender we will send it into head office for the contract to be prepared and one of our customer service officers to call you regarding an appointment.
06. YOUR PERSONAL ZAC ASSISTANT & CONTRACT
You will be contacted by your own personal ZAC client Liaison representative who will organise an appointment to discuss and sign the building contract. A payment of 5% will be required, less any payments made prior. ZAC also will give you a personal login to our client access portal which is an online tracking system allowing you to see your jobs progress 24/7 with pictures at different stages. From here your personal client liaison representative will handle your file and continue with you to get your final DA drawings, any additional reports that may be required from your tender, CDC/Council approvals and updates weekly right up until we personally hand over your keys.
