The first stage to successfully purchasing a new home is determining where, what and how you are going to buy your house. Whether it is your first or your fourteenth home, it is important to do as much research as possible on the location you are looking at and your options for finance.

There are several ways to turn your dreams into reality:

House and Land Packages – One stop shop version of home buying. You buy the house and the land from the developer and get to choose from a range of house designs and inclusions.

Project Homes – Houses that are mass produces that only allow limited changes to inclusions. Your choices are often limited. You build these homes on land that you have purchased separately.

Custom Built Homes – Custom home builders focus on quality not quantity. A custom home is as individual as the owners. Custom homes are often chosen when knocking down and rebuilding. The possibilities are endless with a custom built home.

When it comes time to build your new home, your need to think about more than just the cost of the home. You need to think about what you need as well as what you want. If you have a family, you may require more bedrooms and bathroom and perhaps a separate living area. You might consider the size of the block you need e.g. If you want to have a pool, more yard space for animals etc.

Tip: when building a home, insist on having a fixed price contract. Sometimes costs can blow out unexpectedly. Having a fixed price will ensure there are no hidden costs and you won’t get stuck paying more than you had anticipated or can afford.
